How long have you been a buyer’s agent?

I have been helping buyers for over 8 years. During this time, I’ve guided first-time homebuyers, families moving up, and investors building wealth through real estate. My approach focuses not just on the number of years, but on delivering seamless transactions and long-term client relationships.

I specialize in the MetroWest Boston area, with my main office located in Newton, MA. From Newton, I serve clients across a 15–20 mile radius, including Wellesley, Needham, Brookline, Sudbury, Belmont, Watertown, and surrounding towns. My in-depth knowledge of these communities allows me to match clients with neighborhoods that align with their lifestyle, schools, commuting needs, and future goals.

The exact number of homes sold can be verified through platforms like Homes.com, but I believe success in real estate isn’t measured only by the number of transactions. What truly matters is the quality of each transaction—helping clients achieve their goals, securing the right terms, and ensuring a smooth closing.

On average, my transactions close at close to 100% of asking price. Some properties sell above asking due to competitive demand, while others close slightly under. The key is a strategic pricing and negotiation plan tailored for each client, ensuring the best outcome in current market conditions.

Submitting an offer is more than sending paperwork—it’s a strategic presentation. I prepare a full offer package, connect with the listing agent directly, and learn what matters most to the seller. Sometimes the winning offer isn’t the highest—it’s the one that aligns best with the seller’s goals. I also collaborate with trusted mortgage partners who personally call the listing agent to confirm the strength of your financing, adding another layer of confidence for the seller.

Bidding wars require both strategy and communication. I stay in close contact with the listing agent to understand the seller’s expectations. From there, I use proven tools to strengthen your offer while protecting your interests. Open, honest conversations and creative structuring often make the difference between winning and losing in a multiple-offer situation.

I negotiate assertively yet professionally. Whether representing buyers or sellers, I advocate fiercely to secure the best possible outcome. For sellers, that means maximizing price and terms. For buyers, that means protecting conditions and achieving value. My clients often describe me as “direct but fair”—a strong negotiator who always keeps their best interests at heart.

Yes. One of my clients was interested in a property scheduled for a busy open house weekend. To give them the advantage, I submitted a strong, well-structured offer on Thursday night before the open house began. By anticipating demand and positioning my client early, we secured the home before competing buyers even walked through the door.

Buyers: Typically, my commission is covered by the seller (about 2.5%). If a seller does not offer commission, we clarify this upfront so expectations are clear.

Sellers: Commission in Massachusetts is typically around 5%, split between the listing and buyer’s agent. For sellers, I provide a full-service, turnkey marketing plan, including property preparation, staging, professional photography and video, aerial shots, and strategic online/social media marketing.

Yes. Buying a home is one of the most complex financial transactions in your life. A buyer’s agreement clearly defines my fiduciary duty to you and ensures your interests are fully protected from the start.

Listing agreements are generally 6 months to 1 year, depending on market conditions and property type. This ensures there is enough time to market effectively and achieve a successful sale.

Absolutely. Client satisfaction is central to my business. If at any point you feel expectations are not being met, we will revisit and adjust—or release you from the agreement. My philosophy is simple: relationships are built on trust, not obligation.
